For many families, picking a neighborhood has a lot to do with the school system. Fortunately, MetroWest Orlando hosts some pretty decent schools.

Depending on your home street address, the main High School is Olympia High School, the elementary school is MetroWest Elementary and the middle school is Chain of Lakes Middle School.

Know What You Can Buy Before You Look

 Accoding to Trulia, we’re looking at the fourth consecutive month that price reductions have increased for home listings currently on the market. That puts reductions at an all-time high of 27 percent.

With low interest rates and unprecedented deals on houses, there’s no question that those who are buying now should be locking in some great equity for the future. However, while buyers may think it’s “their” market, it’s important to remember that if you’re an ill-prepared buyer, you could lose the deal of a lifetime and the home you really want. Don’t be fooled, it’s a seller’s market if you’re in the under $100K price range and hunting for a foreclosure. And if you’re looking for a condo, only cash will work unless the community (not you) is FHA approved. And those are few and far between.

Here are a few tips to keep you prepared for that perfect sale in the new market conditions.

Even if you’re just browsing, get your pre-qualification for your loan and know your price point. You might think, you’re not really ready to buy but want to browse anyway. Don’t make this crucial mistake.  Don’t waste your time or your agent’s until you’re ready to make the move, because you may find something quicker than you think and if you do, you better be prepared to move fast before someone else snags it. You’re not the only one out there looking for a “steal”.

Since the mortgage crisis, getting loans and buying a home has become more complex takes even longer than before. That shouldn’t discourage you but rather encourage you to get everything in order to make the close of escrow simpler. The most common words I hear when asking about prequalification are: “Don’t worry, that won’t be a problem for me.” Trust me, unless you’re an all-cash buyer, it’s always a problem. When clients of mine with an 800 credit score and thousands in the bank can’t get a loan, it’s a huge problem. So start now.
